hello guys, I want to buy the license 68classifieds but I want to use the option memberships!

I sell subscriptions to real estate agents, how do I give this service to them?

You could handle payment manually and generate a coupon code for them to use at time of ad placement.

I also run a number of real estate sites. The most effective way that I have found is to sell them coupons/discount codes. I do it manually but you can set up a page in 68C to do that with predefined paypal buttons for different offers. On return they are emailed the code. You do of course need to set these all up in advance. You may like to take a look at E-junkie Shopping Cart for selling downloads & tangible goods . Great for doing paypal buttons and serving all types of downloads including codes.
