I am chugging through building a site, I can see it all set out on my spreadsheet, but cannot quite get my brain around the easiest way to bring things together in reality

1) I need to have seperate For Sale and a Wanted areas, both sides will have the same categories and Sub-categories, but the detail to the wanted ads will only be viewable to people who have a current subscription (For sale area can be seen by anyone). There will be 2 user types, and only Sellers will be able to post in the For Sale section, and Lookers in the Wanted.

2) Wanted ads will not be shown in the Latest or Most Viewed listings, and cannot be featured or have a photo, I can work out the photo and featured bits, but not how to take them out of Latest and Most Viewed lists

3) I need the Categories to have different headings depending on if it is for Sale or Wanted. Sale items will go live straight away, and Wanted will be approved.

The only way I can see to do the above is to have 2 'Sites' on the same site, perhaps with a common homepage, sharing with the same database. Ideas please, I have almost managed to confuse myself!!

4) I would like the thumbnail to default to the Picture in the Store, if one has been set up, otherwise whatever is loaded when the ad is placed.

5) The items being sold (and possibly wanted) may be in a different location to the advertiser, is it possible to have the City and County of the item as well, or do these need to be extra fields.

Any pointers please as I think I have come to an end on ideas if I can get 4 and 5 going I can get half finished
