formatting of listings, usercheckout / usermodifylisting, copy and paste not working

My visitors are experiencing problems when entering there descriptions for their listings.

They cannot copy and paste into the description box, if they do this they get blank adverts.

Also if any apostrophe are within the text then nothing is saved either

I am getting lots of empty listings now the traffic is building

All formatting of listings that get through are lost, i.e. no line breaks.

I have tried to edit includes/functions.php by adding <br> to $str = strip_tags($str);

I also tried adding the $allowed_tags and that didn't work either.

Any help would be greatly appreciated.
